Utility
Room
The
utility room has a sink and combined washing machine and tumble
drier. There is also space to hang your wet coats and leave your
muddy boots. Since this is where the boiler lives, it is a good
place to dry your wet things.

The
Hallway
Downstairs
at Duck Pond View there is a utility and hall area, which is tiled
throughout, and pretty mud proof. There
is plenty of space for your coats and boots and even a chair to
sit on while you put them on! From the hallway a spiral staircase
takes you up into the living accommodation.

The
Living Area
The
living area is divided into a luxury fitted kitchen, a dining
area and a sitting area. The sitting area has a leather settee
and chair, a 28 inch television, a satellite receiver, a video
and a DVD player. We have provided some DVDs and videos but feel
free to bring your own as well. We have also provided a hi-fi
with radio, books, jigsaws and games for those times when you
choose to spend an evening at home.

The
Kitchen
Duck Pond View has a fully fitted luxury kitchen. The Bosch ceramic
hob, fan oven, full size fridge freezer, and dish washer are complemented
by a microwave oven, which means you can do as much or as little
cooking as you choose. Whatever your cooking and eating style,
preparing it (and eating it of course) will be a pleasure at Duck
Pond View.

The
Bedroom
The bedroom has a wonderfully comfortable king size bed, just
right for snuggling into after a long day on the fells (or at
the shops, or at the pub - whatever takes your fancy). Each
side has it's own bedside cabinet and reading light.
You
have a choice of feather or man made quilts and pillows, or blankets.
There is full size wardrobe and a dressing table to keep everything
in.

The
Bedroom - continued
The bedroom
also has a quiet area with two tub chairs and a coffee table.
Under
the coffee table is a wireless enabled laptop, and a good old
fashioned writing folder with paper, post cards, envelopes and
pens.
The
french window opens onto the balcony with views of the duck pond.

The
Bathroom
The
bathroom leads off the bedroom and has a bath and separate shower,
toilet and handbasin.
A
shaver socket is provided and a good sized cupboard with spare
towels to use while spoiling yourself.
There
are also two luxury bathrobes, one each, in the wardrobe.

The
Balcony
The French windows from the bedroom lead onto a large, south facing,
wooden balcony with table and chairs for al fresco dining. There
are views of the duck pond and out over the farm. An ideal place
to watch the young lambs in Spring, and it catches the sun all
day from dawn to dusk.

|
Outside
There
are stone steps leading from the balcony into a small private
garden, where you can set up the barbecue or just sit in the sunshine.
There
is a wooden bench, a picnic table, and sun loungers. (You also
have your own private bird table).

Inside
And
here is the team charged with the job of keeping Duck Pond View
immaculate for your visit.

Car
Parking
Duck
Pond View has its own garage suitable for the secure storage of
bicycles or a small car, but there is an additional car parking
space available if your vehicle is larger.
